Since 1997 A Best Home Inspection has delivered outstanding Central NY home inspection service providing an alternative to the typical or standard services that in many ways cater more to realtors than Syracuse and Central New York home buyers. Two things about me, I am really driven by customer satisfaction and I’m somewhat of a perfectionist, very detail oriented.

I Work For You-The Buyer, (not the Realtor)

From the beginning our company has given home buyers an alternative to the prevalent “quickie” or “patsy” inspections; those home inspections that are done in just an hour or two, glossing over defects that could hinder the sale, which are more of a service to the realtors than the buyer. These patsy inspectors might get a lot of realtor referrals but don’t do well in customer ratings. Buyer beware, do your homework before hiring a home inspector, especially one referred by a realtor. I do get some realtor referrals from realtors who are looking out for the best interest of their clients, not themselves.

Unfortunately, more than a few realtors give referrals to their preferred “quickie” or “patsy inspectors” who don’t look too close, glossing over defects, not wanting to spoil a sale; that could ill effect their Realtor referrals. My typical inspection takes about three to four hours on site. We get into the crawl space and attics and walk the roofs when possible, many inspectors do not, be sure to ask them if you are shopping around. Realtors and homeowners sometimes get upset when I’m at the home more than an hour or two but I take my job seriously. I give you the best inspection I can to help you make the right decisions and when needed puts you into a better position for negotiating based on our findings. I thoroughly evaluate all aspects of the home and then I head to the office where I spend at least a few hours typing up the report. If you compare our report to a quickie report there is a vast difference in content and detail, however the price paid is usually about the same.

I always allow sufficient time for a close and detailed look at the entire property and take the time needed to complete a detailed report.  then I take the sufficient time another 2 to 4 hours or more to put all the information and pictures into a great report that is easy to read but comprehensive; be sure to see my sample reports.

I know some inspectors who brag of doing 3 or more inspections in a day. If they only spend an hour or two on each one, I see why. But I schedule only one inspection in a day so I can give full attention to your service.

Many inspectors use a template or checklist reporting format because it is quick and easy and can be delivered on site at the completion of the inspection. Their average home inspection takes about 1 to 2 hours which they give you right after the inspection. They will spend total of 1 to 2 hours inspecting the house and writing or filling out the report and they are out of there. Now I spend usually at least 3 to 4 hours at the house inspecting and answering your questions then another 2 to 4 hours or more writing the report for a total of 5 to 8 hours.

For my 5 to 8 hours, I charge the same price or close to it as the inspectors doing the 1 to 2 hour template and check list inspections. Now which do you think is more comprehensive, a better service and better value? If you compare our reports you can at least see the difference in the quality of the report. As for the inspection, if half the time is writing they are only inspecting for 30 to 60 minutes. I wouldn’t really call that inspecting, it’s more like taking a quick look.

In addition to allowing sufficient time for a close and detailed look, I take time to answer all your questions during the inspection. Many inspectors discourage conversation or questions during their inspections and some even afterwards. If you are a first time home buyer or have a lot of questions I may spend an extra hour or more explaining things and answering your questions in addition to my inspection. My inspection reports very detailed but are also easy to understand, however if you have questions or need further explanation, I’m happy to answer any questions after you get the report. I deliver the report via email, a private web link, you can share with whomever you want to view the report online. You can save a copy of the report as a PDF file or print hard copies. The report link is active for at least 1 year.
