Reports are often requested by attorneys, banks and realtors for negotiating lower price, repairs and credits. The report needs to be clear, concise and detailed.
Awesome Home Inspection Reports
Second in importance, only to a home inspector’s knowledge and experience, is the quality of the written home inspection report. A high-quality, professional report should be well written, comprehensive and include color photographs of defects that were found. It must communicate clearly leaving no doubt as to condition of the home systems and components. In a lot of ways the quality of the home inspection report is more important than the home inspection itself, especially if you’re not present during the inspection. You will be hard pressed to find a better quality inspection or report. Good inspection work takes time, a quality home “inspection” takes 2 to 3 hours of actual inspecting. Add to that time another 30 to 90 minutes for answering questions and explaining things to clients depending on extent and complexity of concerns. That’s an average of 2.5 to 4.5 hours for the inspection and does not include report writing. Quality home inspection reports are written back at the office which take an additional 2 to 4 hours. See some tips on Comparing Inspection Reports. Beware of inspectors who deliver “quickie reports” on site. Compiling a report while at the house (either a hand written check-list or a template on a phone or tablet) is not quality work. If they do an inspection and compile a report in 1 to 2 hours, believe me, most of that time is filling out the report, very little actual inspecting. Regardless of how the report “looks” it will lack detail and substance. The best inspectors provide a narrative style, digital report with pictures via email within 24 hours and making themselves available for followup questions by phone or email. True professionals will have sample home inspection reports available for comparison.
