You need someone qualified and experienced. IAC2 is the non-profit, certifying body for home and building inspectors who have fulfilled certain educational and testing requirements including those in the area of indoor air quality. Indoor air quality issues include Mold, Radon, Biological, Carbon Monoxide, Formaldehyde and other Volatile Organic Compounds or VOC’s, Pesticides, Asbestos and Lead. I provide testing for all these and more.

To put the above into perspective a small size house under 1000 sq. ft. would usually include at least a 650 point inspection, taking about 2 hours for the onsite inspection. An average size home inspection of a 1500 to 2500 sq. ft. home would range from a 800 to 1200 point inspection and takes about 2-1/2 to 3-1/2 hours which includes extra time for answering questions. A larger home with a lot of issues could be a lot more. Add to the above times the report writing back at the office average 3 to 4 hours. Home Inspection Agreement

When you call to schedule, I will email you a copy of the Pre Inspection Agreement for you to look over prior to the inspection, you can even accept or sign it electronically if you choose so you don’t have to read it at the inspection.
